Repair of damages for Community of Owners
Job repairing and refurbishing damage to slabs on the facade for the Community of Owners of the Vista Bahía Building in Benidorm in the province of Alicante.
Vista Bahía de Benidorm building
The Vista Bahía de Benidorm building is located on the waterfront in the Rincón de Loix, a coastal area within the municipality of Benidorm, a town famed for its beaches and tourism.
With its coastal location, the building has been exposed to aggressive environmental agents, such as salt air, temperature changes, solar radiation, etc. These factors, together with the building’s 35 years of age and virtually no maintenance have resulted in structural faults, damages and imperfections in the building.
The imperfections and damage on the facade is principally on the slab edges, which are a part of the building’s structure. These damage ranges from simple fissures in the exterior cladding of the building to cracks, flaking and even danger of losing debris.
Damage pathology
The pathology is clear. It began with the cladding cracking, and then the concrete structure, further exposing the reinforcements to the environment, leaving the reinforcements vulnerable to rust and corrosion. The repair and refurbishment of the structural elements was necessary to avoid further damage.
Failure to act on these problems would have eventually caused the damage to extend into the entire structure and at some point, the structure would have been sure to crumble and collapse.
Acting on the problem as soon as possible
But in this case, the Community of Owners of the Vista Bahia building, took action on the problem and got to work to solve the problem.
In their desire to hire competent technicians and a company with the relevant administrative permits and procedures, this Community of Owners hired our company Esclapés e Hijos S.L., a company with vast experience in this type of work, to carry out the repair of these damages and faults.
Facade Refurbishment
The renovation work on the facade consisted of the repair of the floor slabs. This repair consisted of knocking away the coating of concrete and mortar which was in poor condition, cracked and even threatening to come lose.
This chipping away eventually exposed the reinforcements of the structure, which allowed us to inspect them so as to be able to evaluate their state of repair, prevent the process of rust and corrosion of the reinforcements using specific chemicals while simultaneously creating a bonding bridge.
The floor slab was reconstructed to its original state using special repair mortar and finally the exterior was cladded.
Scaffolding and safety regulations
Note that given the location of the damage to the slab edges, the use of special support systems was necessary to allow access to the work in a comfortable and safe way for the workers.
This included scaffolding, platforms and working with heights training required for the performance of repair and refurbishment work.
