REFURBISHMENT OF EL PALMERAL BUILDING’S FACADE IN ALICANTE
Refurbishment and repair of the facade of the El Palmeral Community of Owners’ building in Alicante.
The El Palmeral building in Alicante presented a series of lesions to the facade due to poor construction. Damage could be found on the main facade surround in the form of cracks and even materials falling away.
Facade Faults
The faults were the result of poor construction of the outer layer of the facade in that it was not resting enough on the floor and therefore had insufficient support.
This is because the vertical structures of the building didn’t have sufficient continuity and the manufacturing of the facing bricks needed an overhaul.
The vertical structures didn’t work together and therefore the building was not supported equally on all levels. Consequently there were floors that carried too much weight while others didn’t bear enough.
Cracks and fissures
In summary it was within the slabs with greater loads that the cracks and fissures appeared, which initially affected the tightness of the building’s surround while at the same time weakening its structural stability. This caused a risk of the materials falling away and even of whole panels of the surround falling off.
Facade repair
The repair work consisted of uncovering the supports under the floor and reinforcing each one, giving them more stability. Each one was either anchored to the existing floor or even given a new support, thereby recreating the slab floor.
