CLEANING OF THE INTERIOR OF HOTEL SELOMAR IN BENIDORM
The old Selomar Hotel in Benidorm is located on the waterfront in Benidorm, tourist capital of Levante. It is situated in the Province of Alicante in the Valencian community.
Built in the 1960s – 70s in the real estate boom, its location in the tourist hub of Benidorm makes it a very popular choice.
The building is consistent with the style of construction of the time, using designs, techniques and materials common at that time.
After it had passed its prime, mainly due to the decline of the tourist trade as well as having not benefited from any significant investment to update, modernise or refurbish it in an attempt to make it a more appealing tourist attraction, it was left untouched for many years.
The investment required to fund its reopening never came to fruition and after some time neglect and lack of maintenance resulted in the hotel falling into a state of disrepair.
Further to this neglect, it should be added that the building was illegally occupied by homeless people, which tragically ended in a fire.
Although it had already been in a deplorable state, after it was also badly burnt with some areas even in danger of collapse.
After some time a new hospitality company developed an interest in buying the building for remodeling.
The ultimate objective of the job was determining whether or not the hotel could be salvaged and in order to do this the state of the hotel had to be inspected and evaluated.
With this objective in mind, before being able to start work, the first step was the Interior Cleaning of the Selomar Hotel.
The new proprietor required a technical team and so put the contract out to tender for companies to bid on the job.
Our company, as a multidisciplinary company in the world of construction, with experience in construction and “deconstruction” so to speak, was chosen for the general cleaning work and unearthing the structural elements for inspection, which will be discussed in further detail below.
DESCRIPTION OF THE JOB
The job can be divided into two distinct phases.
Cleaning really is the first phase of demolition which involves:
Lifting all of the furniture in the hotel: Chairs, tables, beds, pieces of furniture, paintings, mirrors, planters, etc.
Lifting of interior woodwork: doors, wardrobe fronts, etc.
Lifting of facilities: kitchen, air-conditioning ducts, fuel tanks.
It must be highlighted that this phase of demolition also involves the no less important Waste Management.
This is the management of construction debris in general, wood in particular, specific materials in facilities such as the oil processing plant, emptying of fuel tanks, degassing of tanks in air conditioning units.
We always comply with environmental legislation and regulations.
How are these elements discovered?
Essentially by collecting various samples. Sampling is basically the demolition of the brick lining of all the structural elements mentioned above.
In short, it helps determine whether to stop with the interior cleaning of furniture and fixtures, with the disassembly of facilities or dismantling of woodwork or to go even further and continue on to the brickwork or further still and tear down the entire structure, that is complete demolition of the hotel.
Note this added requirement of the job: Since the work was taking place in Benidorm and the immediate area surrounding the building, it was necessary to adopt specific work plans, such as adapting to tourist calendars and schedules imposed by the city council of Benidorm. Special permits were obtained for transit of goods and machinery through restricted areas within the urban area of Benidorm and many more measures were taken to avoid the impact of the work on the tourist activity of Benidorm.
NEW OBJECTIVE FULFILLED.
The job was completed successfully, satisfying all requirements of the proprietor.
