30 Oct Construction of the industrial building of Jomipsa in Jijona
We started work on the construction of Jomipsa’s industrial building, made entirely from precast concrete panels, in the municipality of Jijona, Alicante.
INTRODUCTION
Esclapés e Hijos starts the construction of the industrial building of the company JOMIPSA, dedicated to the production of welfare rations, social action kits or emergency kits, among many other products.
BACKGROUND
JOMIPSA already has an industrial building in the RIODEL Industrial Estate in the municipality of Muchamiel, Alicante.
In this building are the central offices and the main production and storage area for its products.
THE CUSTOMER
JOMIPSA is a company with more than 40 years of experience offering a wide variety of product solutions to satisfy its customers.
Strategically located in the Southeast of the Iberian Peninsula, JOMIPSA has facilities of 4,500 m2 with the latest technology in the sector.
They have the logistical capacity to manufacture up to 10,000 kits per day and to store up to 4,000 pallets with products prepared and ready to be sent anywhere in the world immediately.
They have offices of more than 700 m2 led by a team of highly qualified professionals ready to face and provide the best solution to the projects posed by today’s society.
Its logistics department works to guarantee the best service with the minimum consumption of resources to reduce environmental impact and cost savings.
THE OPERATION
In order to expand its facilities and improve its services, JOMIPSA decided to establish a new industrial building some 15 kilometres away from its current location.
The new building is located on plots F4, F5 and F6 of the Espartal III industrial estate in the town of Jijona, Alicante.
The main purpose of the warehouse will be the storage and distribution of the food products offered by the company.
THE WORK
This project will be carried out on a plot of 4,992.48 m2, with a trapezoidal shape and a considerable slope that makes the execution of the work very complex.
The building has a built surface area of 3,589.59 m2 and a floor area of 2,953.11 m2, in compliance with the General Urban Development Plan of Jijona (PGOU).
It is rectangular in shape, with overall dimensions of 34.10 metres wide and 85.40 metres long and a height of 15.20 metres.
It has 3 floors of offices, a main sector for storage and another for the air-conditioned area.
CONSTRUCTION WORK
Earthworks
Due to the great unevenness of the plot, a large earth movement has been carried out in order to leave the work surface at the desired level and without unevenness.
Once the surface has been properly compacted, we proceed to stake out and excavate both the foundation trenches for the perimeter walls and then the footings and straps for the foundations of the building.
Foundations
The foundations are made entirely of reinforced concrete. The enclosure walls are built in phases and with variable dimensions, in order to bridge the difference in height between our plot and the adjoining plots.
The foundations of the building are prepared to receive the structure of the prefabricated pillars, using the foundation calyx system.
Structure
The complete structure of the building is made of prefabricated concrete, as well as the pillars, beams and slabs that make up the ‘skeleton’ of the building.
Pillar placement
The pillars are placed on the calyx on the footings.
Cover
There are 2 types of roof, the hall roof and the office roof:
The roof of the warehouse is sloping with 2 slopes and consists of a sandwich panel with white lacquered sheet metal and insulation on both sides, with the relevant openings for the subsequent installation of the exutories.
The offices will have a flat, non-trafficable, inverted, non-ventilated and graveled roof, which will only be accessible for maintenance of the equipment and technical machinery installed there.
Enclosures
The enclosures of the building will also be made of solid prefabricated panels of reinforced concrete and completely insulated. These panels will be placed horizontally from pillar to pillar.
All the elements comply with energy efficiency regulations.
Placement of beams and enclosure
On top of the pillars, precast concrete beams of the Delta type are placed and then the concrete panel cladding is attached to the pillars.
Facilities
In order to offer a service of quality, comfort and safety in this enclosure, it is necessary that all the facilities required by the regulations are perfectly placed and in perfect working order to be used.
The main installations of this building belong to:
- Air conditioning and ventilation installation
- Plumbing and sanitary hot water (DHW) installation
- Fire protection installation (PCI).
- Sanitation and rainwater drainage installation.
- Electrical installation
- Telecommunications installation
- Lightning protection installation.
Plot development
The urbanisation of the warehouse has 3 types of paving:
On the main facade there will be 4 loading bays for lorries coming to unload or load. In this area, a concrete slab will be used as a pavement finish to withstand the heavy traffic of the vehicles that will circulate on it.
At the rear of the warehouse is the room for the PCI tanks, which will have a base for a support slab for these tanks.
The rest of the perimeter of the building will be paved with a flexible pavement in the form of an asphalt road for non-heavy vehicle traffic.
The entire wall of the plot will have a perimeter fence of electrowelded mesh, as well as an industrial gate for heavy vehicle access and pedestrian access.
