05 Nov Construction of 5 industrial warehouses in Pego
The work
This project will be carried out on a plot of 1,250 m2, with a rectangular shape and a chamfer on the corner that overlooks the public land and a very slight slope, improving the performance on it. It is bordering on 2 sides with other plots. The other 2 sides are in contact with the pavement of the public road, Vall d’Ebó street and Joan Carles I, Rei Avenue.
The 5 warehouses will occupy the entire plot, complying with the General Urban Development Plan of Pego (PGOU).
Each warehouse has a single floor and a surface area of 250 m2, with a width of 12.50 metres and a depth of 20.00 metres each respectively. The maximum height established is 7.60 metres.
Performance of the work
Earth movement
The first step in this process has been the clearing of the land, which includes the removal of vegetation, rocks and other elements that may interfere with the execution of the foundation.
Once the geotechnical study had been carried out to determine the characteristics of the soil, the appropriate depth and dimensions for the foundations were defined.
Foundation
The foundation is made entirely of reinforced concrete. The footings and the straps of the perimeter of the plot are made by excavating according to the calculated dimensions, respecting the depth and keeping the bottom level and free of debris.
The foundations of the building are prepared to receive the concrete pillars of the structure.
Structure
The entire structure of the building is made of prefabricated concrete, as well as the pillars and beams that make up the ‘skeleton’ of the building.
Deck
There are 2 types of roofs, one of them is sandwich type and the other one is made of translucent panels:
The roof of each of the 5 halls is a pitched roof with a 30% slope on each side.
The sandwich panels, 80 mm thick and 1150 mm wide, consist of two layers of steel wrapped around a core of insulating material, which provides excellent thermal and acoustic properties.
The ribbed outer surface contributes both to the weather resistance of the panel and also offers an aesthetic finish to suit every need.
On the other hand, the smooth inner surface facilitates cleaning and maintenance, which is crucial in industrial buildings.
The ridge tiles will be covered with translucent cellular polycarbonate sheets, 30 mm thick, with a light transmission of 90%. Static linear ventilators will also be installed to ensure proper ventilation inside the building.
Enclosures
The enclosures of these buildings will also be made of solid prefabricated reinforced concrete panels 16 cm thick and completely insulated. These panels will be placed horizontally from pillar to pillar.
The party walls of the warehouses are made of prestressed concrete hollow core slabs, also 16 cm thick.
All the elements comply with energy efficiency regulations.
Carpentry
In order to gain access to each building, a 6×5 metre preleveled industrial overhead door made of corrugated sheet metal with a pedestrian access door is located on the façade of the building.
Facilities
In order to offer a service of quality, comfort and safety in this enclosure, it is necessary that all the installations required by the regulations are perfectly placed and in perfect working order to be used.
The main facilities of this warehouse correspond to:

- Fire protection installation (PCI).

- Sanitation and rainwater drainage installation.
Concrete floor
A 15 cm thick concrete slab has been laid on the compacted base of the ground over the entire surface of the building.
Use and advantages
Concrete screeds have multiple benefits for construction, in particular industrial construction.
These floors are capable of supporting special transport and loading equipment, as well as work at heights in distribution and storage centres on palletised elements.
Due to the use that will be given to these industrial warehouses, the support where all the activity is going to be carried out must meet a series of requirements:

The screed
15 cm thick reinforced concrete slab, made with HA-25/B/20/XC2 concrete manufactured in the plant and electro-welded mesh ME 15×15 and 5-5 B 500 T 6×2,20 UNE-EN 10080 as distribution reinforcement.
The surface finish is by means of a mechanical trowelling machine with 5 mm thick retraction joints, as well as concrete joints and 3 cm thick expanded polystyrene sheet for the execution of the contour joints.
