Exterior refurbishment works for the\u00a0Owners Community of above premises.
\nThis work had an unexpected complication, which is necessary to explain before the works process.
\nUpon inspection and assembly of scaffolding, Esclap\u00e9s e Hijos, S.L. detected a series\u00a0of anomalies in the forging front areas that\u00a0made it difficult to install such anchorages and consequently compromised the reform of the exterior. The critical condition of the exterior meant\u00a0the rethinking of the works, which initially had a maintenance\u00a0and aesthetic\u00a0character.\u00a0Given the new situation, the company set as\u00a0its primary objective\u00a0the reformation of the damaged slab, and subsequently the original tasks agreed in the project.
\nThese new pathologies were analyzed and included in the rehabilitation of the building. In refurbishment works, it is critical to adapt previous building pathologies in accordance with modern safety regulations, before carrying out any refurbishment work, and this must be submitted to the Work Direcorate for approval.<\/p>\n

WORK DEVELOPMENT<\/h3>\n

This new situation requires new measures for the placement of scaffolding, and work commences, primarily with the repairing of the forging fronts. Once the repairs are complete, the remainder of the initially planned tasks are performed.
\nStructurally, the repair of the concrete structures which have moderate corrosion in their rebar is carried out first. Plastering and plastic painting tasks are also carried out.
\nThe\u00a0limestone\u00a0exterior requires stone repairs with coke or shells in the areas of metal anchorages and a cleaning and mineralization of the exposed exterior is carried out. This is to achieve the finish of the original stone. Exposed and hidden anchors are used for fixing existing and transventilated vertical plating.
\nOn the\u00a0terraces,\u00a0the total repair of internal and surface damage is carried out. Treatment and recovery of existing railings and handrails is carried out, and the placement of additional handrails in compliance with law-ordered height (CTE DB-SU) standards. In addition, all existing\u00a0fibrocementpots are removed.<\/p>\n

SAFETY AND HEALTH<\/h3>\n

It should be noted that, in addition to complying with the safety and health measures of the works, the company carried out the drafting, documentation, processing and withdrawal in full of fibrocement. The construction company is registered in the Register of Companies with Asbestos Risk (RERA) and has\u00a0its own staff\u00a0trained in the handling of this hazardous waste.
\nFrom this experience and as a\u00a0complementary measure, it is recommended to carry out this prior to the work on the exterior of the building, in order to detect possible pathologies and concrete the needs of the works. To do this, you can resort to an inspection with vertical work \u2013 a cheaper option \u2013 and in some areas of the exterior.<\/p>\n
